You need 5% down on the first $500,000, 10% on the remaining $500,000 to $1,499,999, and 20% when the price hits $1.5 million or more.

Most traditional lenders in Canada want a minimum of 680 credit score for their best products, but there are alternative and private lender options if your score is lower.

You must qualify at the higher of your rate + 2 % or 5.25% — whichever is greater. 

Choose fixed for payment certainty; go variable if you can handle rate swings and prefer lower early-break penalties (three months’ interest vs. IRD).

Bring government ID, recent pay stubs or two-year tax returns and 90-day bank statement for your down payment.

Budget 1.5% – 4% of the purchase price for legal fees, title insurance, appraisal, and property-tax adjustments.

Once we have all documents, lenders usually issue full approval within 2 – 4 days.
